Lafayette

Downtown Lafayette/Trail Neighborhood

You will find a wide range of housing options in the Downtown/Trail area, from custom homes perfect for indoor/outdoor living, to quaint cottage style homes and tucked-in neighborhoods with larger lots featuring pools and beautifully landscaped yards or entertaining. Burton Valley

Burton Valley is the largest residential neighborhood in Lafayette. Traditional ranch style homes set on wide streets with children biking to and from homes, schools, parks & swim clubs make this a desired family neighborhood. Residents enjoy easy access to downtown, walking trails, and neighboring cities. Enjoy sporting events and summer camps at nearby Saint Mary’s College. Burton Valley Elementary is the largest of the four Lafayette schools and sits conveniently in the center of the area.

Happy Valley

A lavish neighborhood with custom estates, gorgeous views and winding roads. Home values in Happy Valley are, on average, higher than other neighborhoods; the range of value within the neighborhood is vast – occasionally under 1M and sometimes more than 10M. Private driveways, large lots and panoramic views, along with a range of architectural styles, make this an extremely desirable neighborhood to call home. Located within a mile of Lafayette BART, this neighborhood is coveted not only for its beauty, but its proximity to downtown, Highway 24, and the many amenities of Lafayette and surrounding cities. Reliez Valley

A rural country setting with large heritage oak trees. An architectural mix of homes from traditional Californian, Adobe, original Farmhouse, and custom estates -almost all sitting on large lots with many as horse properties. Homes in Reliez Valley are typically assigned to Spring Hill Elementary School. Residents benefit from easy access to downtown Lafayette and Walnut Creek, while still feeing remote and private.

Moraga

Bollinger Canyon

A canyon with bucolic charm, Bollinger Canyon is a beautiful location if you’re looking for a rural feel, large lot, or horse property. Many of the Lamorinda Vinterns grow their grapes in this canyon so living here could yield you a wine-growing neighbor. The homes range from small californian one-story ranchers to large French-Inspired Estates.

Corliss

The Corliss neighborhood is quintessential Moraga. Rolling Hills, charming homes with manicured lawns, and a small neighborhood school – Los Peralas – make this a desirable neighborhood for families. Many families in the Corliss neighborhood are members of Moraga Country Club which is just down the street. The MCC swim team is well regarded as is the tennis and golf programs. Families enjoy meeting friends in the bar and restaurant or enjoying wine in the hot tub.

Larch

The Larch neighborhood is the further Southwest adjacent to the tiny town of Canyon. A traditional neighborhood with varying styles of homes on large lots makes it very family friendly and affordable. An elementary school and Moraga’s only middle school sit in this neighborhood. Residents in Larch enjoy the vistas and the tranquility of the neighborhood.

Miramonte

Bordering Orinda, Miramonte is the closest neighborhood in Moraga to the freeway. A variety of home styles ranging from townhouses to large semi-custom executive homes. This neighborhood is ideal for those desiring the bucolic feel of Moraga while needing to have quick freeway access.

Moraga Country Club

A neighborhood with a growing number of young families, MCC offers single family homes as well townhomes in various sizes to suit individuals and large families alike. Homeowners pay into MCC HOA which takes care of a range of services such as annual gutter cleaning, front yard landscaping, mail services, and many many more. Access to the club, golf, swim, and tennis are additional amenities that this neighborhood enjoys.

Rheem Valley

The Rheem Valley neighborhood is served by Rheem Elementary and has a mix of apartments, condos, and single-family homes varying in size and price range. The area boasts Moraga’s main shopping center and only movie theatre – Rheem Theatre – making it a great choice neighborhood for those that enjoy walking to and from their errands.

Orinda

Del Rey

Coined “Baja Orinda.” the area is known for laid back and fun mix of families and retirees. Homes are typically smaller and less expensive than in areas on the other side of 24. Named for Del Rey Elementary. Highly coveted as it’s one of the only areas of Orinda that is walking distance to elementary, middle, and high schools.

Walnut Creek

Larkey

Larkey Area of Walnut Creek sits on the west side of the 680 freeway. Older homes, some with renovations, surrounded by trees and narrow streets make this neighborhood quaint and charming. Houses range in style and price and the districted schools are good. This neighborhood has easy access to the freeway and part of it are walking distance to the Iron Horse Trail.

Northgate

The largest residential neighborhood in Walnut Creek, Northgate is an ideal location for those interested in flat, tree-lined streets with many young families throughout. Twelve years of excellent schools serviced by Mt. Diablo Unified School District can be walked to from most homes in Northgate.

Summit Ridge

Summit Ridge is just beyond the larkey neighborhood in the hills adjacent to Lafayette. Some addresses in the Summit area are zoned for Lafayette Schools and Acalanes High School is just over the road from this hilly and traditional-style neighborhood. The homes typically are well cared for and the yards manicured. This neighborhood attracts families because of the sidewalks to walk or ride bikes as well as the convenience to both Walnut Creek and Lafayette.

Walnut Heights

Winding roads and hillsides pushed against Shell Ridge is the essence of the Walnut Heights Neighborhood. Set back away-from-it-all, hiking trails abound, and convenient to Walnut Creek’s downtown, it’s a highly sought after neighborhood to purchase a home. The neighborhood school is small and highly rated.

Other Towns

Alamo

Alamo is unincorporated area of Contra Costa County. At the foot of Mount Diablo, Alamo offers privacy and peacefulness, yet with easy access to larger Walnut Creek for all amenities and services. There are many parks and trails including The Iron Horse Trail, a 33-mile pathway that connects the communities of Concord and Dublin. Public Schools in Alamo are excellent and this town is a great choice for families looking for rural luxury.

Pleasant Hill

Pleasant Hill combines quaint charm with a modern downtown. Pleasant Hill borders Walnut Creek, Lafayette, Martinez, and Concord making it the most central city in Diablo Valley. Pleasant Hill homes vary in size and style, with contemporary and traditional houses often exceeding 1,000 square feet, yet with affordability not always seen in surrounding cities.
